How long does it take to build a new home?

The construction of a new home typically takes 6 to 12 months, depending on the project’s complexity and size. Permitting is one of the factors which can effect this timeframe the most, and it varies by building department

How much does it cost to build a new home?

The cost of building a new home varies based on location, size, design, and materials. Contact us for a customized estimate. Below is single-family median residential property pricing data for SWFL, accurate as of June 21st, 2024 from the Regional Economic Research Institute:
•Coastal counties had a total of 2,502 single-family property sales in May 2024, an increase of 4 percent from May 2023 and 3 percent over April 2024.
•Single-family property sales in the Cape Coral-Fort Myers MSA totaled 1,466 units in May 2024, a 3 percent improvement from May 2023.
•Median price in the Cape Coral-Fort Myers MSA fell from $445,000 to $415,000 over the same period.
•Naples-Immokalee-Marco Island MSA registered 509 single-family home sales in May 2024, a less than 1 percent decline compared to May 2023.
•Median price in the Naples-Immokalee-Marco Island MSA rose from $810,000 in May 2023 to $950,000 in May 2024.
•Punta Gorda MSA reported 527 existing single-family home sales for May 2024, up 11 percent from May 2023.

How do I finance the money to build a new home?

Do I get financing once the home is built or before?

Can I obtain the permit as an owner when building my own home through a builder?

No. When you hire a builder, said builder pulls the permit and is responsible for the construction process. If your builder asks you to pull your own permit as an owner, he/she is most likely unlicensed and you could be risking your investment.

Where are building permits for Pine Island obtained?

All Pine Island (St James, Bokeelia, and Matlacha) permits go through Lee County.

    My husband and I have plans from December of 2023 for a home in Cape Coral, I have been told that there are new fill requirements and that I need to edit our prints, is this true?

      Yes, there have been changes to fill requirements in Cape Coral. The new regulations aim to address flood risks and improve drainage. You might need to update your plans to comply with these new standards. It’s best to consult the design professional who sealed your prints and is already familiar with your lot’s elevation and other technical factors that influence these determinations. If you are not working with a design professional at this time (e.g., architect, engineer), we can refer you to a couple of trusted local professionals​.
      As an additional note, recall that in November of 2022, a new flood zone map was issued, you can view the map by visiting the City of Cape Coral’s Flood Protection page.
