Gulf Gateway Resort and Marina (Seven Islands)

Project Overview

Developers will bring to life the Gulf Gateway Resort and Marina, previously known as the Seven Islands project, on 47 acres west of Old Burnt Store Road, between Embers and Tropicana Parkway. On February 23, 2022, the Cape Coral City Council reviewed a proposal by Forest Development Acquisition LLC, selecting them as the preferred developer.

This mixed-use development will feature a hotel, restaurants, commercial spaces, and residential units, adhering to the D-1 plan approved in 2016. The zoning district, established in 2019, limits construction to 995 residential units with a maximum height of 8 stories or 115 feet.

The council emphasized that we should prioritize commercial and hotel construction while supporting the proposal. Lawrence Zabik, project manager for Forest Development, assured adjustments to align with the Council’s preferences. The project will unfold in phases over ten years, with construction starting as early as late 2023. Upon completion, it will add about 2,500 residents to Cape Coral.

The city will declare the Seven Islands as surplus property and approve the sale and purchase contract by March/April, followed by a development agreement in June/July. Monthly meetings between the city and developers will ensure open communication, similar to the successful relationship in the Nautilus project.

How’s Part of the Project?

The project team includes 33 experienced businesses, such as R and N Architecture, Insite Studios Landscaping, Katz Construction, Hans Wilson Marine, Avalon Engineering, and Gates Construction. Local developer Scott Dunlap, with extensive knowledge of the area, also contributes to the project.

NWNA President John Bashaw expressed optimism about the project, acknowledging mixed sentiments among residents. However, he believes it will set a gold standard for mixed-use development in Cape Coral if they execute it smartly and responsibly.

By the end of this long process, Cape Coral will gain a high-quality destination for its community.
